Selling property can be a big decision. You might have been in your house for some time, maybe raised your children there or grown up in that neighbourhood. Sales strategy 

The sales strategy covers the method of sale, home staging suggestions, open house times, whether auction is the right way to go for you and management of negotiations. They will also vet prospective buyers to see if they are qualified.  

 

How much is my house worth?

This is a big question and is not always easy to answer. Some things that your real estate agent will consider include:

  • The size of the property
  • Land size and location
  • Comparable sales in the area
  • What’s happening in the market both historically and currently
  • Property features including number of bedrooms, bathrooms, garages, and potential for development

Other ways to get a possible valuation include getting a number of agent appraisals, bank valuation or independent valuation. 

 

Private sale or auction?

Your agent will help you determine whether to offer private sale or auction where auctions are generally suited to properties in high demand with unique features. Auctions can help in driving the selling price up and there is no cooling-off period. If you’re not comfortable with the auction process, then listing by private sale might be the way to go for you. In this situation, the property will be listed with an asking price through your agent who will put into play your strategy and negotiate on your behalf with people who submit offers on your property. This option is not as expensive as the auction process.

Home Staging

It’s really important to ensure that your property looks its best. By doing a little bit of work upfront, you can often get results quicker and possibly more money than you expected. Be prepared to tweak your strategy if it’s not getting you the audience that you need to get a contract. As realestate.com suggests “If you get 20 to 30 people through the inspection on day one, then it’s a good sign. If you get five people through, there is probably a need to re-strategise”.

The Closing Process

Have your professionals lined up and ready to go. Have your solicitor or conveyancer chosen so that they can start to arrange for the property settlement. Organise your packing and moving strategy and arrange to have the property vacated, cleaned and keys left with your real estate agent for the new buyers to collect. Ensure that the property is left in the condition agreed to in the contract and that all items listed remain.

You should also consider things like disconnecting the electricity, water, gas, phone, internet and any other connections and re-direct your mail. Sometimes these things slip your mind, but you don’t want to be left paying for things that are no longer your responsibility.  

 

Real Estate Commission

Real Estate Commission fees in Queensland are on average 2 – 2.5% of the sales price of the property and you will also need to factor in marketing fees to get your property in front of the right buyers.
